About this project

Phase I of a twelve-story high-rise Class A office building for 2,300 staff members relocating from the Dorothea Dix campus. This visionary “urban park” campus, located on Blue Ridge Road, emphasizes health, well-being, and productivity. It features an office tower with dining space, a print shop, phone booths, and a video recording studio. Additionally, the office includes UPS backup for a 1,500 square foot disaster recovery room and a 7,000 square foot data center, cooled by two 250-ton air cooled chillers. The central utility plant includes three 500-ton chillers and cooling towers, boilers, main electrical gear, and two 1,250 kW paralleling generators. The complex includes a nine story, 1,050 parking deck. Sustainable features include energy recovery system, LED lighting with daylighting, electric vehicle charging, and a PV array on the roof with 1,800 solar panels, producing 840 MWh per year and saving approximately 15% in energy costs annually.

Security
Security systems, including video surveillance, access control, alarm monitoring, intercoms, vehicular barrier control, and emergency call stations for the parking deck.

Completed on time and on budget, following extensive collaboration between the Owner, CM, and Design Team, including consideration of the economic impacts of different sites, system analysis, and cost management meetings even in Advanced Planning, and breaking bid packages up in ways that are not typical for SCO projects to allow timely procurement of materials amidst unusual market pressure of this time period.
