Addition of a chiller plant and building air handling units at Assurant, Inc. to replace aged equipment, including penthouse chillers (totaling 950 tons), cooling towers, chilled and condenser water pumps, waterside economizer system, and an auxiliary condenser water loop for 24-hour loads. The chiller plant and air handling units use 16°F delta-T coils for improved energy efficiency. A heat exchanger and controls allow the building’s data center to be served from the upgraded chilled water system for added data center cooling redundancy and better energy efficiency. The project includes replacement of the building automation system with open protocol controllers, including terminal unit actuators and controllers throughout the building, as well as the addition of thirty-eight terminal units to improve temperature zoning. The electrical systems include feeders to support the larger chillers and equipment, and a complete lighting control system that includes over 550 occupancy sensors.
